Can foreigners buy property in Croatia?
Yes. EU citizens may freely purchase property in Croatia under the same conditions as Croatian nationals, subject to reciprocity – which is in place for most EU countries. There are no special restrictions for building land and apartments.
Agricultural and forest land is subject to additional rules and consents, so we recommend such purchases only with expert advice.
First step: the Croatian tax number (OIB)
Before signing the contract, a foreign buyer needs a Croatian tax number – the OIB. It is issued by the Tax Administration; we organise the application and certified translations so that no stay in Croatia is required.
Verified property documents
Before the purchase we check the title deed, land-registry extract, building permit, energy certificate and any encumbrances. Only when the documents are clean do we recommend the purchase contract.
Contract and notary
The purchase contract is signed before a notary, who authenticates the signatures and ensures legal certainty. We accompany our clients to the notary, translate the contract and explain every clause.
Transfer tax and purchase costs

Do I have to be in Croatia for the whole process?
