Selling property in Istria today means entering a market that far more buyers follow than a decade ago, from local families to buyers from Germany, Austria and Slovenia. More interest does not automatically mean a faster sale, because buyers compare offers more carefully and expect the paperwork to be in order.

A realistic valuation of the property

Price is the decision that most affects how long the sale takes. An overpriced property sits on the market for a long time and is eventually reduced anyway, while a price set too low means lost money. We base the valuation on prices actually achieved for comparable properties in the same zone, the condition of the property, the floor, the orientation and the legal status.

Along with the valuation you receive a realistic range within which the sale can close, and a rough estimate of the time needed to sell at different prices. That way you know what to expect from the start.

Preparing the property and the documents

Before going to market we check the title deed, the land registry extract, the building and occupancy permits and the energy certificate. If something is missing or does not match, we resolve it before the first viewing, because buyers and their lawyers will ask for it anyway.

The property itself is prepared for photography: small repairs, tidying and, where needed, a light staging of the rooms. The first impression in the photos decides whether a buyer comes to a viewing at all.

The exposé and professional photos

For each property we prepare an exposé with quality photos, a floor plan and a description that clearly states the floor area, year of construction, heating, running costs and the advantages of the location. For houses and villas we also take aerial photos and, where useful, a video or a virtual tour.

The materials are prepared in Croatian, English, German and Italian, because a large share of buyers for Istrian property come from abroad.

Marketing and reach among international buyers

We publish the property on the leading domestic portals and on channels aimed at foreign buyers, alongside our database of contacts who are actively looking for property in Pula and Istria. For some properties we also use a discreet sale without a public listing, when the owner prefers that.

Viewings and negotiations

We organise and run the viewings ourselves, including with buyers who travel from another country and can only come once. After each viewing you receive the buyer's feedback, which helps to adjust the price or the presentation where needed.

When an offer comes in, we negotiate on your behalf, from the price and the deadlines to the payment terms and what stays with the property. The goal is an agreement that both sides can meet without later problems.

Contract, payment and handover

Once the terms are agreed, we coordinate the drafting of the preliminary contract and the contract with the lawyer or notary, track the payment of the deposit and the purchase price, and the entry in the land registry. For foreign buyers we help with the OIB and with all communication.

At the end we run the handover: meter readings, keys, and re-registration with the utility companies. The sale is complete only when the property has been properly handed over and the money is in your account.

How long does it take to sell a property in Istria?

With a realistic price and orderly paperwork, a sale usually closes within three to six months. Sought-after apartments in Pula sometimes go faster, while unusual properties or higher prices take more time. An inflated price is the main reason for a long time on the market.

How much is the agency commission and who pays it?

The commission for brokering the sale is paid by the seller, and the exact percentage is agreed in the brokerage contract before going to market. The commission covers the valuation, the preparation of the exposé, marketing, running the viewings, negotiations and coordination through to handover.

Can I sell my property if I live abroad?

Yes. We can run most of the process without your constant presence, with a power of attorney for individual steps. We take over the viewings, communication with buyers and coordination with the lawyer, and you only come when it is really necessary.
