What you need to know
Non-EU citizens can also buy property in Croatia—under certain conditions.
The decisive factor is whether there is a so-called reciprocity agreement between Croatia and the respective country of origin.
This means:
Citizens of countries that also allow Croatian citizens to buy real estate are generally also allowed to buy property in Croatia.

Real estate agencies are required to charge a commission for their services in connection with:

- 3% or a fixed agreed amount, but not less than €1,000 (paid by the seller)
- Purchase
- 3% or a fixed agreed amount, but not less than €1,000 (paid by the buyer)
- Exchange
- 3% or a fixed agreed amount per party, calculated based on the value of the acquired property
- Letting and leasing
- 100% for a period of up to 12 months
- 120% for a period of 12 to 59 months
- 150% for a period of 60 months or longer
