Description

Sale house · location: Bale (Valle), Istarska županija · living area: 252 m² · rooms: 8 · bedrooms: 4 · bathrooms: 1 · price: 330.000 € · price/m²: 1.310 € · Ref.: PIK-005.

In the old town core in the very center of Bale there is a detached house made of stone and brick, built at the turn of the 20th century. The house has a floor area of 63 m2 and extends over the ground floor, first and second floor, as well as the attic, with a total of 252 m2. The house is located on the well-known town promenade, where there used to be a commercial space and wine cellar on the ground floor. The ground floor has been partially renovated in terms of new electrical installations and ceiling cladding. The commercial space on the ground floor is suitable for conversion, as it offers potential for tourist and hospitality purposes such as souvenir shops, a small restaurant, shops and tasting rooms for olive oil, wine and other authentic local products, depending on the needs and wishes of the future owner.

External stairs lead to the first floor, where the residential part of the house begins. From the entrance to the house, on the left a hallway leads to the bathroom, and further to the kitchen and dining room with a separate room that serves as the living room. Furthermore, opposite the entrance doors on the first floor, there are doors that lead via stairs to the wine cellar and the commercial space on the ground floor. It should also be noted that beneath the external stairs leading to the house there are side doors that lead to the wine cellar, and on the other side of the house there is an opening through which one enters a 12 m2 basement room used as a woodshed, which is connected by a ceiling opening to the wine cellar.

Furthermore, from the first floor, internal stairs lead to the second floor, where there are 3 rooms, a living room and two bedrooms. From the hallway on the second floor, internal stairs lead to the attic. The roof structure is well built from wooden beams and brick tiles with traditional Istrian roof tiles. The roof reaches a height of 3 meters at its highest point, and on the southern side of the roof there is a skylight with a sea view. Part of the attic can be reconstructed by opening a larger skylight or creating a terrace with a beautiful sea view, all in accordance with the existing regulations.

The house is sound and well built, there is no damp, and it is neither cracked nor derelict, while the plaster, tiles and wall paint are durable. Some window openings have PVC joinery or wooden and aluminum joinery installed. The house is habitable and can be lived in, but partial renovation is also needed depending on the needs and wishes of the future owner.

The house is ideal for family life in a peaceful environment, with business potential in the form of a mini restaurant, hostel or family hotel with a "bed & breakfast" offer and similar, and as the house is located in the municipality and town of Bale, one of the most beautiful small towns in Istria and one of the most desirable places for young families, we believe that this property has the potential and appeal of a high-value property. Ownership is in order.

Istria is the largest Croatian peninsula and a region that has become one of the most interesting property markets on the Mediterranean in recent years. Set in the north of the Adriatic, right next to Slovenia and Italy, Istria combines a Mediterranean climate, good transport links and prices that are still below those of Tuscany or southern France. For buyers from Germany, Austria, Slovakia, Slovenia and Hungary that means an affordable entry into a property by the sea, without compromising on infrastructure.

Space is the obvious answer, but it goes further. A house gives you a garden for the children, a parking space without a monthly fee, and no neighbour below you complaining about noise. Many of our clients also see a house as a project: buy something with character below market price, invest a year or two in roof, systems and insulation, and end up owning a property worth significantly more than they paid.

Before we present this property, we check ownership, the state of the land-register documents and the legality of all buildings and extensions. Rebecca Real Estate by ME Homes guides the entire purchase process – from the legal review and preliminary contract, through the notary contract, to tax registration and land-register entry – in English, German and Croatian. Contact us for a viewing and detailed information about this property in Bale (Valle).

Buying property in Croatia as a foreigner is now administratively straightforward: EU citizens need no ministerial approval and the process is the same as for Croatian nationals. Our office checks the cleanliness of ownership in the land register, the existence of all building permits, the status of the surrounding land and any encumbrances or mortgages. Only after these checks do we propose the next step – a preliminary contract and a notary contract. Throughout the process we communicate in English, German and Croatian and, on request, arrange translation of the documents.
